Works from work orders that have been generated by telephone calls from residents or from Site Managers; repairs roofs, screen doors, cabinets, walls, floors, and sidewalks; repairs and cleans refrigerators and gas stoves; replaces thermostats; repairs or replaces light switches, fixtures and receptacles; repairs and services light equipment such as lawn mowers, small tractors and power hand tools; participates in the repair of sewer, water and gas lines, plumbing, HVAC, and electrical equipment and in the operation of power tools in carpentry work (e.g. building or repairing shelves, kitchen cabinets, wall paneling and partitions, in the hanging of doors, and replacing porch columns and screening, etc.

Lights pilot on stoves, heaters and water tanks; replaces washers in sink faucets; unstops sinks, tubs, commodes and sewer lines; repairs inside of flush tanks; repairs and replaces drain pipes;  replaces broken window panes and screens; replaces door knobs and door stops; repairs formica cabinet tops; may assist in painting apartment walls and cabinets; may perform or assist in Preventative Maintenance Program.

Must clean apartments and help spray for pest control; May cut and trim trees and shrubs; and may operate a back hoe, bush hog or other motor vehicle as assigned; and in order to maintain the RRHA’s buildings and grounds in a safe and sanitary condition 24 hours a day, this position will require overtime and on-call  availability;  maintains an awareness of proper safety procedures and guidelines and applies these in performing daily activities and tasks; and performs other work as required.

Perform general landscape, lawn maintenance and snow removal.  Incumbent may sweep, mop cleans and waxes floors; dusts, cleans and polishes woodwork and furniture; cleans windows and glass surfaces; moves furniture and equipment, disposes of trash and debris.

Some knowledge of the tools, equipment, methods and materials used in a variety of building construction, maintenance and repair activities; some knowledge of the practices followed in the care and safe operation of light to medium equipment; some knowledge of the precautions necessary to work safely with and around mechanized equipment; some knowledge of the principles of the operation of motorized equipment sufficient to detect defective operation; good knowledge of carpentry and plumbing trades; some knowledge of the electrical trade; and good knowledge of common hand tools and light power equipment used in building and equipment repair and maintenance work.

Considerable skill in the safe use of common hand tools and light power equipment; some skill in the operation of light motorized maintenance equipment and some skill in preparing simple reports. 

The ability to perform manual labor for protracted time periods; ability to understand and carry out oral and written instructions; the ability to work effectively with others on a team or crew; the ability to lay out physical work and to follow through with assigned tasks often under adverse weather conditions; and ability to learn more complex laboring or trades work activities.


The knowledge equivalent of graduation from a standard vocational high school program and two years of experience in building and equipment repair and maintenance work; or any equivalent combination of training (GED) and/or experience. 

NECESSARY SPECIAL REQUIREMENTS: The successful applicant will possess and maintain a valid Virginia Motor Vehicle Operator's License.  Note: Applicant must have and maintain a driving record acceptable to RRHA and its insurance carrier(s).
